The Queen Creek region of Pinal County is continuing to burgeon with another new home development under way, even as many area homeowners struggle to sell their properties in a down market.

National builder Shea Homes recently opened Cabrillo Canyon, a 107-home development located on the north side of Combs Road between Schnepf Road and Sierra Vista Drive.

The project is the latest in a string of developments planned for the region.

Canada-based builder Mattamy Homes has started work on 250 homes in two subdivisions in the area. Property owner Magellan Partners Queen Creek LLC is planning a subdivision of 61 custom homes. And Shea is working on a more than one-square mile development that will have nearly 2,400 homes.

Homes in Shea’s Cabrillo Canyon will range in size from 1,501 to 2,470 square feet with prices starting from the $130,000’s. The houses are one- and two-story with three to four bedrooms and two to three bathrooms.

Brentwood Estates

For potential home buyers looking for a little more space, Shea Homes is also selling 35 home sites on 1/4-acre to 1/2-acre lots in Chandler.

Located just south of Germann Road between Dobson and Alma School roads, Brentwood Estates is situated within the master-planned development of Clemente Ranch.

Homes in the development typically range in size from 1,721 to 2,766 square feet and offer up to six bedrooms and three bathrooms. Prices start from the mid-$300,000’s.

Sereno Canyon

Sales of home sites are also under way in Sereno Canyon, a custom-home development in North Scottsdale.

Some 16 of 39 lots available in phase one of the development have already been sold. The project will eventually contain 122 homes with sites being sold in three phases over the next four years.

Located at Happy Valley Road and the 122nd Street alignment, Sereno Canyon has home sites averaging 21/2 acres with prices ranging from the $700,000’s to $2 million.

Sunland Springs

While some developments are just getting started on projects, Farnsworth Homes is entering the final phase of its golf condominiums at the Sunland Springs Village active adult community in east Mesa.

Pre-sales have started at the 900-acre development, which is located near Signal Butte and Baseline roads, with prices beginning at $289,000.

Model homes are expected to open in January.
