Real Estate Buzz: New-home projects abound in East Valley

More than 50,000 existing homes are currently on the market in the Valley. But if some of you potential buyers out there feel you still don’t have enough options, there are plenty more on the way.

Hundreds of new homes are currently being planned or already springing up from the ground across the East Valley. Here are some of the projects in the works.

MERITAGE HOMES

Scottsdale-based builder Meritage Homes is planning nearly 280 homes in three subdivisions within Maricopa’s The Lakes at Rancho El Dorado development.

Homes in the Palacito neighborhood will range in size from 1,350 to 2,533 square feet and cost from the $160,000s to the $220,000s.

The Terrafina subdivision will have houses ranging in size from 1,581 to 3,239 square feet and cost from the $190,000s to $270,000s.

Houses in Almeria will run from 1,200 to 2,200 square feet and start in the $130,000s.

LA QUINTANA

Construction is already under way on a 127-home subdivision by Shea Homes within Gilbert’s Seville master-planned community.

The builder’s latest project, La Quintana, will feature homes ranging in size from 1,625 to 2,178 square feet and will start in the low $200,000s. Some 13 sales are already pending.

SANDALO

East Valley developers are also busy working on new multi-family projects.

Later this month, builder Monterey Metropolitan will open models on a 44-unit town home community in north Scottsdale. Nearly 70 percent are already sold.

Floor plans range from 1,104 to 1,938 square feet. Each town home also has a two-car garage.

Prices for the remaining units start in the $420,000s.

The first of six buildings is scheduled to be completed by mid-September.

VILLA DEL LAGO

In Chandler, a 100-unit patio home-style project is in planning stages, city planner Erik Swanson said.

The development would sit on 14.6 acres at the southeast corner of Ocotillo and Dobson roads near Intel.

Homes will range in size from 1,790 to 2,638 square feet, Swanson said. Construction could begin in early 2008 if approved by the city.

TRIO LOFTS

Sonoran Desert Homes is working on a smaller multifamily development near downtown Scottsdale.

Trio Lofts will include 12 luxury town homes, ranging in size from 1,500 to 1,800 square feet, in four buildings. Each will be three-story and have two-car garages.

Sales are set to start in the fall. Prices have not been set.
