Real estate briefs: Warehouse slated for Chandler business park

One of the Valley's largest commercial and office property developers is continuing to add to its sprawling master-planned business park in Chandler.

Ryan Cos. US plans to build a 130,708-square-foot speculative warehouse facility at the Chandler Freeways Business Park, off the Santan Freeway stretch of Loop 202 and 56th Street. It will be the fifth building in the developer's 58-acre business park.

The park is designed to include back-office, research and development, general industrial, high-tech manufacturing and distribution space.

Construction on the warehouse facility will take seven months and is scheduled to be completed in May 2009.

PENTHOUSE SELLS FOR $2.2M

The Landmark at Kierland in Phoenix has sold one of the last available penthouses in Tower II for nearly $2.2 million.

The penthouse is a 3,604-square-foot, three-bedroom condominium on the seventh floor. In February, the Landmark closed another condominium purchase in Tower II for more than $1.1 million, leaving 10 homes available in the development.

The Landmark is a six- and seven-story gated community on the Westin Kierland Golf Course. Tower I is sold out and occupied. Remaining Tower II residences are available from approximately $1.2 million to more than $3.6 million.

TIMBERS MODELS OPEN

Homebuilder D.R. Horton recently opened models at the Timbers, its new 1,414-acre community at Power and Germann roads in Gilbert. The models and floor plans range from 1,574 square feet to 2,258 square feet and are priced from the low $200,000s.

Power Ranch offers residents more than 200 acres of open space, which includes 110 acres of turf, 28 central neighborhood and greenbelt parks, and a 10-acre soccer complex. In addition, a variety of businesses are located on the periphery of Power Ranch or within minutes of the Timbers community.

CUSTOM HOUSES ON EX-RANCH

Desert Mountain recently offered its final new houses in the north Scottsdale community.

Cintarosa Ranch features 21 customized houses designed in the territorial style and located on land that was formerly Carefree Ranch - once the largest cattle ranch in the area and owned by the Cartwright family, who came to Arizona in 1874. Until recently, cattle roamed the property.

Three houses have been completed and are priced from $3.1 million to more than $4.8 million. Prices vary for each house as buyers select a house site (one-half to more than five acres) and build to suit.
