Scottsdale-based Camelot Homes wants to tap the wealth of options available in home building without restrictive floor plans to better cater to its home buyers.
It recently launched a custom-home building division, called Verandah Homes, to meet the demand for highly customized homes in the Valley. The division will compete with approximately 1,500 other custom home builders in the Valley.
"This came out of a demand from our buyers," said Julie Hancock, chief operating officer. "We didn’t just decide to go out and compete with custom builders. We felt there was a demand and we weren’t servicing that niche well enough. Truly, custom buyers need a different level of attention."
Additional staff has been added to accommodate custom-home buyers and a liaison will walk each buyer through the process.
Verandah Homes pre-sold its first custom homes two weeks ago at The Verandah’s at Silverleaf in DC Ranch, which is one of many neighborhoods within DC Ranch’s master-planned community. The homes were based on five floor plans, which are a general outline that can be customized. They start at 3,600 square feet and are priced from the high $900,000s to about $1.2 million.
Hancock said Verandah Homes differs from production builders in the level of service the company provides and the amount of flexibility buyers have, even though it offers some floor plans. The design staff will draw floor plans from scratch or allow buyers to customize commonly used floor plans.
Production builders offer a handful of floor plans with multiple upgrades to standard features such as flooring, countertops and room layout.
"We differ in the variety and length we’ll go to for them including changing floor plans and resubmitting them to city governments," Hancock said.
Verandah Homes offers inhouse architects and also works with local and national architects. In addition to its DC Ranch project, the homebuilder will also build on individual lots around the Valley.
