Developers plan to build an all-suite hotel aimed at golf groups and families who want to visit Scottsdale for a week or so at a time on five vacant acres near the Fairmont Scottsdale Princess resort and Resort Suites of Scottsdale.

The proposed hotel will include 74 four-bedroom suites and 12 two-bedroom suites, plus amenities such as a pool, fitness center, meeting space and restaurant, said Susan Bitter Smith, who represents the developers, Resort Residences LLC.

The property at 7777 E. Princess Blvd. has been zoned for the development, she said. Resort Residences is seeking Scottsdale’s Design Review Board approvals.

The architectural design is Southwest and aims to blend with the Fairmont’s adobe and tiled-roof look, Bitter Smith said.

If the project passes Scottsdale design muster, developers could start digging dirt this summer, and the hotel could start welcoming golf-watching guests before the FBR Open tees up in January, she said.

Bitter Smith would not say how much the development is expected to cost or how expensive the rooms will be, but she defined it as “high-end,” in keeping with nearby properties.

“There is a real need for this kind of resort property,” Bitter Smith said.

The area, with easy freeway access and a fast-growing commercial core, is highly desirable and ripe for resort development, said Kathy O’Connor, Scottsdale’s tourism development manager.

And except for Resort Suites and the time-share property Sheraton Desert Oasis, there aren’t many upscale suite properties in the area suitable for groups.

“It’s a unique niche,” O’Connor said.
