Empty Ahwatukee lot being proposed for single-family subdivision

A long-empty, 10-acre Ahwatukee Foothills lot that has gone through several construction plans could soon be a 65-unit home development.

Scottsdale-based developer Rosewood Homes requested last month for the site to be rezoned for a subdivision of 65 single-family homes near Desert Foothills Parkway and East Marketplace.

The Ahwatukee Foothills Village Planning Committee will hear the proposed plans on July 23. The committee will also hold an open house on July 18 for nearby residents to hear more about the proposed development and the request to the city.

Michael J. Curley, the attorney representing Rosewood Homes in the case, said several steps are still needed in the process, including presentations to the Phoenix Planning Commission in August and then to the Phoenix City Council in September.

“We’re still about nine months out before construction,” said Curley, if the rezoning request is approved.

The site, just south of Chandler Boulevard, was originally zoned as a commercial site in 1984, with plans of it joining the nearby shopping center that now includes a Walgreens, ACE Hardware, and a Wells Fargo branch.

In 2007, a Wal-Mart was among other proposed plans for the site, which ultimately fell through.

Rosewood Homes is known for its developments in affluent Valley neighborhoods like Vistancia in Peoria, DC Ranch in Scottsdale and Montecito at Estrella in Goodyear.

“(Ahwatukee) is very much in keeping with the demographic areas Rosewood looks for,” Curley said.

If all goes well for Rosewood, the subdivision would be a gated community of 65 homes ranging from 1,700 to 2,500 square feet.

The single-family home prices are expected to range from $240,000 to $280,000, Curley said.

“I think people will be pleased with the proposals, we’ve gotten a lot of good feedback,” he added.

The community open house, which will provide more details on the proposed development, will be at 6 p.m. on July 18 at the La Quinta Inn and Suites, 15421 S. 50th St.
