Lennar Homes begins development process for lot near DV

Plans to turn an empty lot next to Desert Vista High School into a 49-unit subdivision moved one step forward on Wednesday when the Phoenix City Council approved the developer’s final plat.

The final plat is the first step in the development process. It’s a legal document that includes details on measurements for lots and plans for the land. The final plat for the Lennar Homes development was passed unanimously by the City Council.

The subdivision will contain 49 homes on 9.45 acres of land located behind the Church of Jesus Christ of Latter Day Saints building on Frye Road.

The homes will be built on lots with an average size of 45 feet wide by 97.5 feet deep. A plan shown to the Ahwatukee Foothills Village Planning Committee in April called for a fence of some type to separate the subdivision from Desert Vista High School.

Coe and Van Loo Consultants are the engineers for the project.

Jeff Gunderson, senior vice president of land development for Lennar, said the company has begun native plant salvage on the plot and expects to begin construction in 2013.
